    Upscale, newer furniture and high-end mattresses.

  • Linens:

    3 sets of towels; 2 sets of Charter Club 550+ count sheets.

  • Property Care:

    Costs for deep cleaning ($55/hr), utilities, Wi-Fi, and yard maintenance.

  • Hardware:

    Cost of Schlage keyless entry locks.

FCPM Services

  • Project Mgmt:

    Shopping, delivery coordination, and professional staging.

  • Installation:

    Setup of keyless locks and housekeeping closets.

  • Setup Assets:

    Bedspreads provided by FCPM (part of setup fee).

  • Marketing:

    Website creation, SEO, social media, and bi-monthly newsletters.

Onboarding Fee (TBD): Covers 40–60 hours of staging, procurement, and photo prep.

Web/Photo ($575): Included. High-res interior & aerial drone photography.

Listing Costs: Annual VRBO ($699) & credit card fees (~3–5.5%) shared 70/30.

Ongoing Management

70% / 30%
Revenue Split (Client / FCPM)

Platform Integration: Direct VRBO integration (no listing fee). Airbnb avoided due to high fees/instability.

Direct Booking Focus: We drive guests to FernwoodCircle.com to save 14–20% in service fees.

Processing Fees

10% processing fee on guest invoices is split between Client and FCPM per $100 collected.
